Age-restricted communities in Northeast Florida no longer belong only to retirees. In St. Johns County, some buyers who have barely reached the minimum age now Tucson's housing market has cooled along with much of the Sun Belt in 2026, but the slowdown has not significantly decreased its buyer pool, according to Redfin. The median sale price in the metro is in the mid-$300,000s, down slightly from a year ago, and closed sales through the first half of the year ran slightly ahead of 2025. Despite this, active buyers are finding homes in Northeast Florida's 55-plus communities.
